A Level 3 Home Survey provides a more detailed inspection for older, larger, altered or unusual properties, helping you understand the condition of the building and the implications of what we find.

When is a Level 3 survey appropriate?

A Level 3 survey is particularly suited to:

  • Victorian and Edwardian houses
  • Georgian and Regency properties
  • Period cottages
  • Listed buildings
  • Older properties
  • Larger houses
  • Properties that have been extended or substantially altered
  • Unusual or non-standard construction
  • Properties where significant defects are already suspected

It is also worth considering where the construction or condition of a property makes a more detailed investigation appropriate.

What does a Level 3 survey look at?

The inspection considers the building in greater detail, including its construction, condition and the way different elements interact. We look at areas such as:

  • Roof coverings and roof structure
  • Chimneys and associated masonry
  • External walls and elevations
  • Windows and doors
  • Extensions and alterations
  • Floors and ceilings
  • Damp and moisture-related defects
  • Signs of movement
  • Timbers and accessible structural elements
  • Drainage and rainwater disposal
  • Internal finishes
  • Accessible services
  • Garages, outbuildings and other structures where appropriate

Where defects are identified, we explain their likely significance and recommend appropriate action.

Period properties need particular care

Many older properties have been altered repeatedly over their lifetime. Cement pointing, modern renders, replacement windows, extensions, altered roof structures and changes to drainage or ground levels can all affect how an older building performs.

That’s why we don’t approach a period property in the same way as a modern house. The materials, construction and history of the building all matter.

A report written for you

Our reports are illustrated throughout and written in plain English. We don’t simply record defects. We explain what we’ve found, why it matters and what you should consider doing about it. Where appropriate, we can also provide indicative repair costs as an additional service.

Once you’ve had time to read the report, we arrange a telephone consultation so you can talk through the findings and ask any questions.
