A Level 2 Home Survey is designed for conventional properties that appear to be in reasonable condition. It provides a practical assessment of the property’s condition, highlighting significant defects, areas requiring attention and matters that may need further investigation before you commit to your purchase.

What does a Level 2 survey look at?

The inspection considers the main visible elements of the property, including:

  • Roof coverings and accessible roof spaces
  • Chimneys and visible external elements
  • Walls, windows, doors and external joinery
  • Rainwater goods and drainage
  • Floors and ceilings
  • Internal walls and finishes
  • Kitchens and bathrooms
  • Visible services
  • Signs of dampness and movement
  • Garages, outbuildings and other permanent structures where appropriate

The survey identifies significant defects and explains what they mean for you as the prospective buyer.

What will the report tell me?

Your report is designed to be useful, rather than simply comprehensive. We explain what we’ve found in plain English, identify matters requiring attention and distinguish between defects that need addressing now and those that can reasonably be monitored or dealt with later. Where further investigation is recommended, we’ll explain why.

Is a Level 2 survey right for my property?

A Level 2 survey can be appropriate for a conventional property that has not been substantially altered and appears to be in reasonable condition. It may be less appropriate for:

  • Older period properties
  • Listed buildings
  • Properties that have been substantially extended or altered
  • Unusual construction
  • Larger or more complex homes
  • Properties where significant defects are already apparent
